Courtyard Etiquette
For the comfort and safety of all, the following are not permitted within the courtyard:
- Pets (except for service animals)
- Smoking
- Music or amplified sound
- Skateboarding
- Bicycles and scooters
- Damaging, moving, or altering courtyard furniture
To maintain a pleasant environment for all residents:
- All individuals must be prepared to present proof of residency upon request.
- Residents may welcome up to four guests per apartment; guests may be asked to present photo identification.
- Children under the age of 17 must be always accompanied by a parent or adult guardian.
- Please be mindful that the courtyard closes at 10pm, at which time the gates are secured.
- Should you require assistance while in the courtyard, our 24-Hour Security Team can be reached at 212.679.1700 (Option 2).

Apartment Door Security
For your safety and peace of mind, we kindly remind all residents to keep their apartment doors locked at all times. This simple practice is the most effective way to keep your home secure.
A/C Unit Insulation — Heating Season
From October 1 through May 31, our team insulates A/C units to enhance comfort and energy efficiency.
- Please submit a maintenance request to schedule installation.
- Once installed, insulation should remain in place for the season.
- A $30 re-insulation fee will apply if insulation is removed by the resident.
Thermostatic Radiator Valve
Your residence is equipped with a thermostatic radiator valve, enabling control over the warmth in your home.
- Turning the dial toward the ❄ provides less heat.
- Turning toward 8 increases warmth as needed.
- Most homes find an ideal comfort level between 5–6.
To ensure optimal efficiency, please avoid keeping windows open during the heating season.
