MOVE-IN GUIDE
Welcome to Kips Bay Court. We’ll do our very best to make the move-in process smooth, so you can settle into your new home as quickly as possible.

- Keep an eye out for an email from Moved, our move-in portal. Moving is such an exciting time, but we know there is a lot to do. Moved will provide you with everything you need to make the process as seamless as possible, from reserving elevators to picking up your keys.
- Keys: You can pick up your keys at the front desk of your building with the concierge. PS: Sorry, only the official leaseholder and roommates are authorized to pick up keys and access cards. You must show photo identification to receive these items.
- Parking: There is no parking designated for Move-Ins. If you choose to park on Second Avenue, please note that it is at your own risk and NYC Parking restrictions apply.
- All those boxes: Now that you’re all moved in, you can throw out those moving boxes, just break them down and bring them down to Level C to dispose of in the recycling bins. Any bulk items you might have can be placed at one of our designated locations.

Making the Move:
- We are here to help: We know that moving day is no fun. We have some small requests to help make it easier on everyone.
- Book your move as soon as you can: If you're planning to use a moving company, remember that booking earlier means there is more time to gather estimates from various companies in order to determine which option is right for you.
- Be a good neighbor: Please be considerate of your neighbors and the buildings. Keep voices down, avoid door slamming, just normal consideration things.
- Please be careful: You are responsible for any damage incurred to the building or property during your move.
Paying Rent:
We want to make the move into your new community easy by highlighting a few points about paying your rent.- When is rent due?
Rent is due and payable on the 1st of each month. We allow a 5-day grace period for the handling and processing of your payment. - I paid 1st month’s rent at lease signing, why does the initial rent bill report an amount due?
- For a lease that begins mid-month, one full month of rent is collected at lease signing; the tenant would still be responsible for the remaining ½ month of occupancy on the next billing cycle.
- For example, move in date is June 15th. The full month of July was paid at lease signing, so the first rent bill will show the balance for the 16 days of June rent (June 15th to June 30th or 16 days of rent). - How do I pay rent and utilities?
1. Log into app.beamliving.com (using the credentials set up during lease signing) to manage payments. If you do not have an account, please contact us and we will send you the invite.
2. Pay by check. Checks should be made payable to BPP Kips Bay Holding LLC. (Please include the rent stub with your payment. If you do not have the stub available, just note your address and apartment number clearly in the payment line.) - Can I mail my check?

Anyone listed on the lease can make payment. Unfortunately, we are unable to accept payment from occupants who are not noted on the lease.
